Time:o:stat is a thermostat designed for landlords managing HMOs, student housing and holiday lets, giving tenants control over their heating while preventing it being left on unnecessarily. The idea came from a frustrated HMO landlord who wanted a tamper-proof, easy-to-use solution that would cut waste without alienating tenants. D2M has worked on the product for over a decade, through five generations of development.
The Story
The brief called for a thermostat that tenants could operate simply, while giving landlords the control needed to prevent heating being left running in empty rooms. D2M worked with a local electronics specialist near its Cheltenham base to handle PCB design and engineering, with D2M's industrial designers working directly alongside them to fit the electronics into a compact, durable casing.
Reliability and simplicity were treated as priorities throughout. The team designed installation brackets to suit different mounting methods, tested prototypes through multiple rounds, and selected casing materials for durability and resistance to daily wear. Manufacturing was kept in the UK to maintain quality control and support turnaround.
Over five generations, the product has been refined for usability and expanded with landlord-specific features. The current range includes the CLASSIC, built for HMOs needing daily scheduling flexibility, and the ONE, which adds app-based remote management along with humidity and open-window detection. Both models are built around a countdown boost timer, tamper-proof controls and set temperature limits, with a comfort warmth mode for longer, lower-temperature boosts.
The Outcome
Time:o:stat has sold over 10,000 units and is reported to cut landlord heating costs by up to 40 to 50%. The product secured £80,000 of investment following an appearance on BBC's Dragons' Den.
